Centrally located on a hill, the house is surrounded by oak woodland, fruit trees, olive trees, a walnut tree, and beautiful landscaping with roses, lavender hedges, and oleanders. These elements frame the large relaxation area beside the newly renovated pool, ensuring both privacy and security.

At the front, there is a paved BBQ area with a covered pergola—perfect for dining and relaxing while enjoying views of the pool. On the east side of the house, a small dining area surrounded by lush plants and a vine-covered terrace provides an ideal setting for breakfast or dinner with friends.

The house is arranged over two floors. Originally built in the late 1800s, it underwent restructuring in 2000 and was updated in 2006/2007 with improvements such as solid wood double-glazed windows, mosquito nets, wooden shutters, metal grills on ground-floor windows, and wooden doors with steel cores and high-security locks. All original features have been preserved, including oak beams and brick arches. Additional features include a 10 × 5 metre swimming pool with ample tiled seating, a rainwater tank collecting from roof gutters, a biomass heating and hot water system, ADSL, Wi-Fi, a pergola with BBQ area, and a wooden gazebo in the lower olive grove.

Farmhouse Layout:

The ground floor is accessible from the main entrance on the west side, a north doorway near the garden storage area, or the east patio at the rear. A southern entrance through the biomass boiler room also leads to a small apartment and connects to the main living area.

From the main west entrance, you enter a hallway with two bathrooms, a walk-in pantry, and a large kitchen. Continuing through the hallway leads to the spacious living area, which includes a dining room, a large living room with fireplace, and a smaller sitting/entertainment area.

From the living room, there is discreet access to a mini-apartment consisting of a sitting room, a double bedroom, a hallway, and a large bathroom—ideal for a live-in manager or a dependent in need of single-level living.

The first floor can be accessed via internal stairs from the entertainment area or an external staircase at the front of the house. Here you'll find additional bedrooms. The farmhouse has been used as a bed and breakfast, with six spacious bedrooms (five doubles and one single), all with en-suite shower rooms and full amenities, as well as a separate breakfast room.

A large attic is accessible from the second floor via a folding staircase located in the corridor.

Beyond the gated entrance are additional grounds, including a large level grassy area previously used for events and picnics with views of Mount Cetona and the valley. There is also a spacious parking area that can accommodate 10 vehicles or 5 RVs/caravans, offering additional accommodation options.
