Time Taken for EDB Approval for Property Transaction

We already have our residency permits and are currently in the process of purchasing a small plot of land. This purchase is subject to EDB approval. My question is based on your experience, how long does it take for the EDB to approve such a transaction, from submission to EDB to approval? Thanks

We purchased a plot of land, not sure of the exact time period but less than 2 months.

Was this part of the Smart city scheme?

No,it was at St Antoine Reserve, see


It is part of a PDS scheme, I think.

The location was the St Antoine Reserve. If you goggle it you will find it easily. I believe it is a PDS development.

great, thanks. We are waiting for a G+2, it's virtually impossible to find anyone's experience online.

last year, I wanted to purchase a G+2 I have waited more than 4 months for the EDB approval which was out of the delay provided in our promise deed caused the project to be cancelled...

Did they answer you in the end? Or did you cancel your application after 4 months? And did it get to the PMO stage?

When my deadline of the promise to sale was time barred, the EDB proposed us an extension of 3 months but finally the buyer refused to extend and the promise of sale cancelled.


During 4 months, I have contacted them diligently by telephone and email and gave them all the requested documents. but the process before the EDB is not efficient:

-I apply online but for the prime minister office, we have to apply in a paper format..

-Despite having already my residence, they spend more than 1 month to obtain a clearance from the Immigration office..

and after 4 months, my application never reached to the PMO stage due to the refusal of extension of the buyer (but was to the point to according to us...)

Wow, I'm really sorry to hear that. We are at the PMO stage now, has been there for about 6 weeks already. Our presale has expired, but the seller is still willing to wait a bit

@Gojko Mladenovic hi, as it can be quite long time even if it's already at PMO's office you should ask the notary to draw up an amendment to your preliminary sales agreement in order to officially extend the deadline. I proceed this way for every client facing this issue. It's all the more important as there is a change in the registration fees since 1st July . Finance bill to be gazetted may bring new rules but for the moment we are supposed to be under the law voted last year.

That is what we were thinking, but for now the seller is OK to wait. How long did it take for your clients on average?

@Gojko Mladenovic the average time can be very different for the same type of application. From 1 week to 2 or 3聽 months even when at the PMO (. With the current budget discussion, delays have not shortened

Are these PDS or G+2? If it is2 or 3 months, it is perfectly manageable. I am worried that it might go further, even though we have a relatively simple file (already residents, not applying for that. And the money is here too)

G+2 .PDS are supposed to go faster. But each case is diff茅rent .
