Getting a house loan as a foreigner married to a local

Can anyone share their experience on getting a KPR for a house/apartment as a couple (foreigner only having kitas + local)? What banks are the most friendly to this idea? The banks AI recommends actually weren't so great.

I never use loans so I can't help with that, but ensure you have a prenup that excludes you from ownership of any land.

Great question聽 KPR for mixed couples is a common pain point. Quick notes:

Banks that historically work with foreigner + local couples (KITAS holder):

HSBC Indonesia聽 most foreigner鈥慺riendly, requires KITAS + income proof, usually property under local spouse name
Standard Chartered聽 similar profile, higher minimum loan (~IDR 1 B)
Citibank聽 limited but possible
CIMB Niaga聽 case by case, usually needs local spouse as primary borrower
OCBC NISP聽 foreigner鈥慺riendly for KITAS holders with 2+ years employment in Indonesia
Local banks (BCA, Mandiri, BNI) usually require property fully under WNI spouse name; foreigner joint applicant is difficult but not impossible.

Key factors banks look at:

KITAS type (working KITAS = easier than investor KITAS)
Length of KITAS validity (min 2 years remaining preferred)
Income source (local employer stronger than overseas remote)
Prenuptial agreement (perjanjian pisah harta)聽 critical if property under WNI name and foreigner is joint borrower

Note that HSBC Indonesia will handover all operations for personal banking to OSBC before the middle of next year.
