The main question is the Property deed called Chanote (a big certificate yellow color with unit's planimetric shape on front and owner's data on the back), this is the first document you should have received if registration was done on your name at Land office at time of purchase, together they should have given a bluebook connected to your unit that is a residency registration book but to be used only in case of a Thai citizen living at that place, and that's a book you have to keep in safe place and not give to anyone.

On the other hand with all that documents you have to go to a local Municipality (Amphoe) and apply for the Yellow book which is the only one for foreigners and where your name will be registered living in that unit and address.

So yes, a visit at Land office should be a possible first step if you can't find the Property deed (chanote).

I suppose the first step is to see if the unit was properly registered in my name at the land office. I don't have the property deed. The only thing I have is the lease agreement book. It may be the prior owner had the book but he was not here when the purchase was made. I actually never met him. Everything was done through an agent. He may have the registration and deed with him. He is in the states but I don't have any contact info for him.

The blue house book is for Thai citizens who hold Thai nationality.

The yellow house book is for foreign nationals.

As for condominium ownership, the owner must have a condominium title deed and ownership certificate. These documents are the official proof of ownership, and the foreign owner鈥檚 name will appear directly on the title deed or condominium ownership document.
