Hi Phil,

can't help with an agent in Oviedo I'm afraid, but since you've got a year, one thing I'd flag early. Agents in Spain work for the seller, so whatever you do, get your own lawyer before signing anything, and not one the agency "recommends".

Also, if you end up looking outside the city at village or rural houses (a lot of people shopping Asturias do), be careful with anything that "has all the paperwork". The Catastro can say residential, water and electric hooked up, and the house still isn't legal to live in. I've seen people find out after buying. What actually counts is the Registro de la Propiedad and the occupancy licence.

Small disclosure: I built a site, [link moderated], that pulls the public registry data on a specific parcel. Classification, buildability, flood zones, that kind of thing. If you get to a shortlist next year and something rural is on it, send me the reference and I'll run one for you free.

No strings, I just like catching these things before the deed gets signed.

Good luck with the move, Asturias is a great pick.

Hello SueloMio:

Thank you so much for this information. I will retain it and during my next trip to Oviedo I will seek out a lawyer to represent me as buyer. I will be looking for property very close to the city, not more than 2 kilometers outside the city boundary so I will probably not be dealing with the rural property issue that you describe.
