I believe you have already bought a property here? Then I am sure you (or your attorney, real estate broker or other agent with a POA) did your due diligence, which would have included getting certificates of negative debts (CND's) from all the relevant authorities to show you that no tax is owed, and there are no liens (Municipal, State nor Federal聽 - no need for SPU). This will show you the tax situation and how it is assessed.

If your Portuguese is good enough, you can just walk into the city hall and ask them what to do. Be aware there also may be potentially additional annual taxes assessed by other parties, depending on where you reside, such as Fundesbom in my case, which is an annual tax of about R$134 that I have to聽 pay to the Bomberios every year.

IPTU is only assessed on municipal real estate. Rural properties (farms, etc) have a different regime called ITR with much lower values (as land sizes tend to be much larger), to make the charges fairer.


All properties are supposed to pay annual bombeiros fees, but not all do...


There is an additional tax from the SPU (annual, plus one when you buy called laudemio), levied in all property within a certain distance of any tidal water (including the seas and rivers). Obviously does not apply to rural places, although property near rivers and channels that existed many years ago, but may now not exist (eg dried up) , are considered chargeable.
