I am an Indian married to a brazilian for 5 years.i am yet to apply for my permanent visa.
I'm planning to move to brazil mid 2021.
I want to buy a land to build a house in paranagua region .My wife is already in brazil now .
My query is ..
1) can i buy a land in brazil in my name without a permanent visa

Yes you can.聽 Short of buying large tracks of farmland, you are free to exercise your right to property.聽 All you need is a permanent address, or a proxie, and a Tax ID number ( CPF ).聽 A CNPJ would be nice.

2) my sons are brazilian citizens ,so in case I can't buy on my name , can i buy land on my kids name

You can name them as successors, but they are not legally competent.聽 They will be on your will, but an automatic transfer of deed is a no no.

If your wife makes any claim, she takes precedence. She is a "Meador. She is by default, a 50% claimant on your Brazilian Holdings. Inheritance Tax Free upon your death.

3)though I don't need any kind of loans for it ,so is it possible that I buy a land or a house on my kids name

Get your CPF聽 Tax ID.聽 聽

Setup a company here with a minimum tax rate ( MEI )

Name your kids as partners.聽 聽

Name an partner/administrator or plain administrator .聽

If you want to exclude your wife, you can setup the company structure such there are no partners, just an Executive Board.聽

And when you create said company, it needs to be such as the company聽 records are opaque.聽 聽

Most companies here, through a simple Google name search you can locate the company or聽 its partners.聽 For free.聽 I know I do.聽

At some point during the pandemic, I could download's Sao Paulo's property tax records, and get every owner, up to date or not, including companies whose property was under ownership.

That is no longer the came, and Sao Paulo has , by far,, the easiest system to pull information.聽 聽Other cities accross Brazil don't have such a luxury.

I made out like a bandit.聽 聽I mentioned this in off to a few coleagues, and they all were in dismay i could get away with this.聽 But again, I am good at squirreling stuff away.聽 聽
