I am planning to move to Joao Pessoa in 2021. My fiancée and I have narrowed down our search to the following neighborhoods, based on convenience, safety and affordability. Most of these are north-central part of the city.

• Barrio dos Estados
• Manaira
• Tambau
• Torre
• Bairro dos Ipês

We are looking for about 60-80 sq m apartment, 2 bedroom. We've found many in the R$150k-220k price range, although a few lesser-quality ones are available below R$150.

• ITBI (Transfer tax) about 2% of property value.
• Closing cost is about 4%.
